AUCTIONEERS NOTE
Please note, the property is subject to a holiday home restriction and cannot be used as a primary residence. Further information can be found in the legal pack. We have been advised that only a limited number of Lodges on the site have been permitted to install hot-tubs, which enhances the letting appeal of this Lodge considerably, particularly outside of the peak seasons.
We are informed by the current seller that in the tax year 2023/2024, the property generated a gross income (after booking agent fees of approx. 24% deducted) of approximately £24,000. The occupancy in recent years has typically ranged from 30 to 39 weeks per year. The property is let for between £525 per week in low season and up to £1975 per week in high season. The current seller advertises on the Cottages.com and Airbnb platforms. There is potential to increase income by allowing more flexibility with check-in days, and shorter stays, or by using alternative agents or self-advertising.
The current seller also informs us they currently have an external cleaning contract and linen change which is approximately £140 per change over. They have also stated that electricity typically costs approximately £70 to £170 per month. We are also informed that the site fees for 2024 for ground rent, site maintenance and insurance was £4,360. The 2025 figures are estimated at £4,512.
PLEASE NOTE No appliances have been tested by Auction House. Any measurements are approximate. We recommend any would be bidders conduct their own due diligence in good time prior to the auction taking place.
IMPORTANT INFORMATION Buying at auction is a contractual commitment, you are legally obliged to buy the lot on the terms of the sale memorandum at the price you bid. If you are the successful bidder, you are required to pay the deposit and auction fees immediately. As agent for the seller, we treat any failure to satisfy your obligations as your repudiation of the contract and the seller may then have a claim against you for breach of contract. You must not bid unless you wish to be bound by the common conditions of auction.
Any purchasers choosing to buy without viewing in person are doing so at their own risk and acknowledge that the auctioneer will not be held responsible for any issues that may arise due to them being unintentionally missed from the video or sales particulars.

By setting a proxy bid, the system will automatically bid on your behalf to maintain your position as the highest bidder, up to your proxy bid amount. If you are outbid, you will be notified via email so you can opt to increase your bid if you so choose.
If two of more users place identical bids, the bid that was placed first takes precedence, and this includes proxy bids.
Another bidder placed an automatic proxy bid greater or equal to the bid you have just placed. You will need to bid again to stand a chance of winning.
