Online Auction 16th May 2023
Grade II Listed Six Bed Stately Home
The South Wing forms a significant part of historic Lullingstone Castle, dating back to the Domesday book and being home to the same family since the 15th Century. The property sits within wonderful grounds including an early 16th-century church and a 15-acre lake with the main house remodelled in the 18th-century and having beautiful world-renowned gardens. The present Manor House was built in 1543 (and updated through the 18th Century from which the South Wing dates) and both Henry VIII and Queen Anne were regular visitors. Lullingstone was also the source of silk for Queen Elizabeth II's coronation robes and wedding dress whilst the rules for lawn tennis are reputed to have been drawn up at the residence in the 1870's. The church in the grounds, St. Botolph's Parish Church, is of Norman origin and contains some of the oldest stained glass windows in England whilst the castle is also home to The World Garden established by Tom Hart-Dyke's homage to the Victorian and Edwardian plant hunters who brought back plants and flowers from around the world back to England.
The South wing itself is a characterful and highly individual property providing versatile and elegant accommodation over three floors covering over 5500ft2 of living space with a wealth of period features throughout the property. The South Wing does require significant updating but is made up of rooms with excellent volumes, good distribution and wonderful views out across the Castle's grounds and lake.
The South Wing enjoys its own entrance to the side of the property opening into a large and elegantly appointed entrance hallway/study before the staircase to the main living rooms. The South Wing holds a separate annex/self-contained flat (originally known as the bakehouse) on the ground floor consisting of a double bedroom with en suite and adjoining kitchen/dining/living room. The flat has its own access out onto the central courtyard of the Manor House.
The main staircase leads to the first floor where a substantial drawing room with corniced ceiling and panelled walls with period style radiators and wide plank oak floor boards looks through full height paned windows directly over the castle's lake with a half-stair down to a large kitchen/breakfast/dining room with original beamed ceilings, again with direct views over the lake. On the half landing sit two bedrooms sharing a bathroom, one with an adjoining dressing area and the other as a flexible bedroom/family snug living room.
The second floor then holds the master suite with french doors opening out onto a stone balcony overlooking the lake and side windows overlooking the gatehouse and chapel. A dressing room and walk-in wet room complete the en suite facilities. Two additional bedrooms then share a further shower room to complete the ensemble.
In the grounds the property then includes a private area, “The Vineyard” which is held on a separate title with approximately 54 years outstanding which sits alongside the World Garden whilst there are also 2 garages included in the sale.
